From the architectural competition held on the 19th of March 2009 by the NHT group, the Innsbruck-based consortium of reitter_architekten zt gmbh and eck&reiter emerged victorious.
Their submission projects the construction of six- to eight-floor buildings while not overstraining building density and allowing for ample free space. To keep the structure simple and efficient, the architects suggest four building clusters with three regular apartment buildings each. Those buildings comprise around 30 apartment units. Additionally, one building specifically designed for the needs of senior citizens is planned, also being home of the local police station 'Reichenau'.
A shared forecourt lies in front of the 13 buildings. All sight-obstructing bodies are arranged at different height-levels, reducing the extent and time of shadows being cast on each other. Buildings are rotated 45° away from south, eliminating strictly north-facing apartments. At the corners of the buildings, thermally isolated patios cut into the cubic bodies. The created three building neighborhoods center around different sized courtyards with staggered degrees of openness that can be understood by looking at the different surfaces, textures and successions of space. Northeast, where the police station is located, the "General-Eccher" street widens to an entree-yard. Adjacent to the southwest, three mid-sized semi-public spaces are set up for use by the neighborhood community.
Next to that, the heart of the complex, a well-sized 60 x 40 m courtyard, is found. This centralized feel gets enhanced by the proposed green space concept: framed by dense growing trees, the center more open, loosely covered with low growing plants. Seating, pavilions and pergolas mark strategically important spots. Bordered playgrounds and lightwells for the underground parking and it's 509 parking slots make up the micro structure. The facades of the buildings present themselves in high-quality WDVS and ivory colored plaster. French doors and retracted corner loggias, allowing views in two directions, dominate the fronts of the buildings. Furthermore, the corner loggias widen the interior and ease the sunlights way into the apartment. This is also true for the middle-loggias featured in two-room units. Eat-in kitchens additionally enlarge the available space.
All buildings will be constructed according to the passive house standard. As energy sources, a wood-pellet combustion and a gas heating unit as well as a solar panel system are suggested by the planners. With regard to the temporary designation as Olympic village during the Youth Olympic Winter Games 2012, the new entree-yard serves as a friendly driveway with a warm and welcoming character.
